Institutions, by definition, have longevity........

and it is this longevity that meshes so well with the sustainable design approach at the core of our firm. Institutions need to think long term simply because they will 'own' their facilities possibly forever. The question of durability, life cycle costing and building performance become paramount when one knows that their facility will become an 'institutional fixture'. Simply because of the need for institutions to have long timelines, the operating costs always outweigh the capital costs. It is our opinion that any institution should build 'high performance, durable buildings' if they truly want to meet the mandate of being an institution.
